We have 200 acres in another town that we plan on building on in a few years. We have a long time family friend who will be our contractor. I am not looking forward to going through all the crud involved but I'll love it once I finally have my house in the country.
My husband is a contractor so we rebuilt that mobile home ourself. We are in a rural area, but when he does work in a big town there is lots of red tape to go through. We plan on building an underground house, someday.... He prefers working with metal studs and I do all I can to help. He has taught me so much. But now I notice things that are wrong everywhere I go like he does! He grew up painting in his dad's business. I love living in the country and my kids are way to loud to live in the city now. I go and stay and visit with my mom in a suburb of Dallas and the first time my son peed out in her back yard was so funny. I was 7 months pregnant when we moved down here. We lived in a 7x30 ft motor home for 5 years and had 3 kids. In the long run it was worth it. We are 36 and 40 and have had our 20 acres paid off for about 4 years now. It is great to never have to worry about security. If anything were to happen to either of us this is paid for. The only thing I wonder about now is a Will that will protect the kids. Picking someone to watch after them "just in case" is really hard to do.
yes re wills for who will take care of the kids is so important. We chose a single sil because we know she is the one person in family who would raise the kids according to our belief system and rules etc. even if we dissagree on teens and dating we know she would stick with our rules
That's so hard. My sister will raise Ems if something happens to us. We had the paperwork done a few years ago. As much as I love my sister, it still seems as if nobody will be good enough to raise my daughter. It took a lot of prayer fo rus to come to a decision. I have a few family members who could raise her but I wanted to make the best choice. Patty
It is a very large commitment, and you are right to have mixed feelings. Take deep breaths. Before going to closing just double check that the payment is within your reach, comfortably, with room to spare, and let this carry you through the closing. Then commit to pay on time everytime and to build up that 3 months reserve cash as soon as you can; especially if you spent cash reserves making a down payment. Commit to resist the desire to get into more debt to furnish, re-furnish, decorate, or upgrade the house at first until you have a cash reserve built up for peace of mind. Then commit to leave that equity alone. If you do these things you will feel good signing on the dotted lines, and lines, and lines, and lines, knowing that you are no longer just paying rent and building equity for a landlord. When you get the first pay raises and the mortage stays the same, it will be a joy. Others mentioned that the payment will show little progress toward the principal getting smaller, this is true but no matter how you look at it, in 30 years its yours as long as you leave that equity alone. ( or 15 or 20 or whater you signed up for). Visualize 10-15 years out having had pay increases, and cost of living raises, and the mortage being the same. WARNING, if you home is new construction, your property taxes may be for only the land the first year then go way up after that when the property is reaccess with the improvements on it. Check this out so you are prepared for a possible increase in the payment if your taxes are escrowed.
oh yeah! Taxes are important to pay attention to! my friend had no idea how much hers was in full and may loose thier home because it was really ytoo much with taxes considered.... add insurance costs too! make sure you r covered!

Kris, we are just plain linked! I saw one of those on TV and decided that was the house for me. Can I get it round also? lol. I saw one of those on HGTV and thought that was a niffty idea.
yea, I think I must of watch the same show. I saw one in Wisconsin when we lived there. The lady let me tour the house and that got me in to wanting one. The only thing I we have trouble with is getting a loan for it. No bank really wants to give you a loan for it. Because these house are hard to sell. Thats what we were told about 5 years ago when we went to look at one.
Update.......Friday we put a down payment on a new mobile home. I din't pass out when we signed, it was actually faster and easier than when we bought our car!!!! Everything will be finalized this week (yall guys please say a little prayer that everything will go through!:angel: ) Since we bought and 06 model off of the lot, we got a REALLY good deal on the type of trailer we wanted (9 foot ceilings, crown moulding, window sills, ect)...Now they said they will hold it on the lot for 2 weeks, so , we have about 3 weeks to have a rummage sale, pack and clean out, and buy new furniture!! : .....Also, we have to pay 550 dollars to have a water meter installed (on mil property!!) YIKES!!! But as yall know God is soooo GOOD that I know he will see us through this stessful and busy time! Just wanted to update you guys and please say a little prayer for us that everything goes and transitions smoothly!! Blessings, Shawna
